- How much does an EICR cost in Mitcheldean?
1) EICR Electrical Installation Condition Report in Mitcheldean
If you are a landlord in Mitcheldean, an up-to-date EICR provides the documented inspection and testing needed to show the condition of the fixed electrical installation. In England, landlords are required to have rented-property electrical installations inspected and tested at intervals of no more than five years, or sooner if the previous report specifies it.
I’m Darren from DMC Electrical. I carry out the inspection, testing and reporting myself, rather than sending somebody you have never met after the quote has been agreed. I have more than 20 years’ electrical experience, I’m NICEIC registered and DMC Electrical is a Which? Trusted Trader.
An EICR electrical installation condition report in Mitcheldean will normally take around 4–7 hours, depending on the size and complexity of the property. My typical price is £350–£420, agreed before the inspection begins.
Back to top2) What an EICR actually tells you
An EICR is much more than having a quick look at the fuse board.
I inspect and test the fixed electrical installation to establish its condition and identify defects that could affect safety. This includes the consumer unit, circuits, earthing arrangements, protective devices and accessible electrical accessories, within any agreed limitations of the inspection.
Electrical testing can include continuity, insulation resistance, polarity, earth fault loop impedance and RCD testing where applicable. The results are recorded as part of the report so there is evidence behind the assessment, rather than simply an opinion that the electrics “look OK”.
An EICR assesses the installation against the current edition of BS 7671 while taking account of the fact that an older installation does not automatically become unsafe simply because regulations have subsequently changed.
Back to top3) Why I sometimes recommend an EICR before other electrical work
Last month I completed an EICR at a property in High Street before changing its consumer unit.
The existing installation was dated, and fitting a modern consumer unit can highlight problems that an older fuse board and protective devices may not have revealed so readily.
Rather than changing the board first and then discovering problems afterwards, I tested the existing installation. Once I was satisfied with its condition, I could move ahead with the consumer unit replacement with a much clearer understanding of what I was connecting to.
I took a similar approach recently at a property in Plump Hill. The customer had bought the house and was carrying out major renovations, including alterations to lighting and kitchen electrical points.
Before adding further electrical work, an EICR gave us a clearer picture of the condition of the existing wiring and highlighted anything that needed attention first.
That is one reason an EICR electrical installation condition report in Mitcheldean can be useful to homeowners as well as landlords — particularly before renovation, a consumer unit upgrade or significant alterations.
Back to top4) Some of the problems I find during testing
Because I carry out the electrical testing rather than relying only on visual inspection, problems are sometimes found that would otherwise remain hidden.
One issue I regularly check for is missing or inadequate earthing and bonding to services such as gas and water.
On older installations I may find lighting circuits without a circuit protective conductor. That becomes particularly relevant where somebody has subsequently fitted metal light fittings.
I also find faults such as an open circuit on a ring final circuit. Sockets can appear to work normally, but testing can reveal that the ring is no longer electrically continuous.
Older wiring can create other problems. Occasionally I come across deteriorating cable insulation, including old VIR — vulcanised Indian rubber — wiring, or the sticky green residue sometimes associated with ageing PVC cable.
And older consumer units may not provide the level of RCD protection now commonly expected.
The purpose of the EICR is to identify and record these conditions accurately so you can make an informed decision about any work required.
Back to top5) What happens if my EICR finds a problem?
Finding a defect does not mean I automatically start carrying out additional work and send you a larger bill.
I record observations on the EICR and classify them according to their safety significance. The report explains whether the installation is considered satisfactory or unsatisfactory and identifies items requiring attention.
If remedial electrical work is required, I provide a separate quotation free of charge.
You can then see what work I am recommending, what it will cost and decide how you want to proceed before I carry anything out.
For landlords, this paperwork is particularly important. The current regulations require the inspection report to be retained and supplied to tenants within the relevant timescales, and remedial requirements arising from the report must be dealt with appropriately.
Back to top6) My EICR process
When you contact DMC Electrical, Kate will take the information we need about the property and why the inspection is required. We provide a same-day response to enquiries wherever possible and arrange a suitable time for me to visit.
I then provide a no-obligation quotation based on the size and nature of the installation.
If you proceed, I carry out the inspection and testing myself using electrical test equipment that is calibrated annually.
During the EICR, parts of the electrical installation need to be isolated, so the electricity will be switched off intermittently while testing is carried out. I explain what I am doing and try to minimise inconvenience while I work.
Once the inspection and testing are completed, I record the results, complete the EICR and process the report through NICEIC.
If remedial work is required, you receive a clear quotation for that work rather than being pressured into having repairs carried out immediately.
Back to top7) EICR prices in Mitcheldean
My typical EICR price is £350–£420, depending on the size and complexity of the electrical installation.
Most inspections take approximately 4–7 hours.
That price covers the agreed inspection and testing of the installation, recording of test results and completion of the written Electrical Installation Condition Report.
If faults or non-compliances are identified, I also provide a free quotation for the remedial work required.
The price I quote for the agreed inspection is the price I stick to.
Back to top8) Why homeowners and landlords choose DMC Electrical
I’m NICEIC registered and DMC Electrical is a Which? Trusted Trader. We currently have 15 Google reviews, two Which? Trusted Trader reviews and further customer feedback on Facebook.
More importantly for an EICR, you know who is actually carrying out the inspection.
I meet you, I test the installation myself and I complete the report. I don’t rush through a property trying to produce the cheapest possible certificate.
For any subsequent electrical installation work I undertake, I provide my lifetime workmanship guarantee, while applicable materials have their own supplier or manufacturer guarantees.
Back to top9) FAQs
Back to top10) How much does an EICR cost in Mitcheldean?
My typical EICR costs £350–£420 depending mainly on the size and complexity of the electrical installation. I provide the price before the inspection so you know what the agreed testing and report will cost.
How long does an EICR take?
Most of my inspections take approximately 4–7 hours. A larger property or installation with more circuits will naturally take longer because I need sufficient time to inspect, test and record the results properly.
Do landlords legally need an EICR?
For rented properties in England, electrical installations must generally be inspected and tested at intervals not exceeding five years, or sooner where the previous report specifies an earlier date. Landlords must also obtain the report and supply it to tenants in accordance with the regulations.
Will my electricity need to be turned off?
Yes, at stages during the inspection. Some electrical tests require circuits or parts of the installation to be safely isolated, so I explain what I need to switch off and try to minimise the disruption.
What happens if the EICR is unsatisfactory?
I will explain the observations recorded on the report and what needs attention. I then provide a separate, free quotation for remedial work so you can see the cost before deciding how you want to proceed.
Do I need an EICR before replacing my consumer unit?
Not in every situation, but there are circumstances where I recommend inspecting the existing installation first. I recently did exactly that at a High Street property because I wanted to know the condition of the existing circuits before connecting them to the new consumer unit.
Does an old electrical installation automatically fail an EICR?
No. An EICR assesses the condition and safety of the installation; it does not automatically fail simply because it was installed to an earlier edition of the Wiring Regulations. I look at the actual condition, test results and any safety issues present at the time of inspection.
Whether you are a landlord who needs an up-to-date electrical report, a homeowner planning renovations or you simply want to know the true condition of your property's electrics, give me a call or fill out our contact form. Kate can take the initial details and arrange a convenient time for me to assess the job. I’ll give you a clear price with no obligation, carry out the inspection myself and explain the results in straightforward terms.
